How will the tenants for my property be identified?

Your property will first be renovated and repaired as needed, and photographs/ videos of the house or flat will be taken for use in advertising/ publicity to get new tenants. As soon as the property is fit for occupation, prospective tenants will be identified and shortlisted. This is done by advertising basically through strategically based To-let boards, notifying gated-community offices, etc. Based on your preferences, advertisements may be placed in print, electronic, web or social media, on a case-to-case basis.

How will you verify tenant credentials?

Government approved identification documents such as PAN card, Aadhar card, driving license or passport is taken into account for tenant verification. In case the tenant was previously a resident or had his office situated in the Hyderabad-Secunderabad twin cities, a visit is made to that location to collect background information on the tenant. Separate tenant reference file is created with all collected information and for archiving copies of all the documents for future reference.

What kind of signed agreement will I have with the tenant?

An agreement that is binding in the court of law will be drawn up between the property owner and the tenant, so that the terms and conditions of occupancy, rental payment details, etc may be clear to both parties. However, this agreement will be drawn up only according to legal guidelines and terms and conditions will be devised to suit both the parties. The agreement must be signed by both parties by mutual consent. The period of occupancy of the tenant, i.e., that time for which the owner is letting his property on lease must be mentioned in the document. This agreement may be revised once the time period expires if both owner and tenant are willing to continue the transaction.

How much rent will I get?

The monthly rent for your property depends on three factors: (1) Location of the property (2) Size and condition of the property/ house and (3) the prevailing rates of rent in that particular locality.

However, Blue Squirrel Concierge will do its best to obtain tenants for the optimal rental value, the final rental value will be one that is mutually agreed upon by you and your tenant.

How can I collect the monthly rent?

Blue Squirrel Concierge would always prefer to facilitate a direct transaction between the owner and the tenant. Hence, the tenant may transfer the money directly to your bank account on a monthly basis. However, depending on the case/ situation, Blue Squirrel Concierge can offer to take up the initiative of collecting rent and transferring the same to the owner, especially when the tenant is not able to do so by direct bank transfer. Blue Squirrel Concierge will also ensure that the tenant pays monthly rent regularly, and follows up on the cases where the tenant does not pay or delays paying the rent.

From when do I start receiving the rental payment?

We will offer you the best of our services from the moment you sign a contract with Blue Squirrel Concierge. In case the house/flat has no tenants, we will start work immediately on finding the right tenants for you. This may take up to a maximum of 4 weeks. As soon as there is an occupant for your property, you will start receiving monthly rent.

Will there be a rental advance? Will it be transferred to the owner?

The advance amount given by the tenant is directly handed over to the owner. In certain cases, such as when the owner is an NRI, or there is a provision to adjust the amount against any rental delay, Blue Squirrel Concierge my take up the responsibility of keeping the advance amount. Either way, when the tenant vacates, the advance amount will be settled accordingly.

My apartment for rent is furnished. But how can I ensure the safety of my belongings/ furniture?

A complete inventory of the items will be recorded before and after a tenant moves in. Periodic reviews will be done to ensure that all items are safe. Owners will be updated accordingly, along with photographs.

My present tenants are damaging my flat/house and its furnishings. What should I do?

Blue Squirrel Concierge can ensure the prevention of damage to your property by conducting regular visits to property. During these visits, proper checks will be conducted to identify damages. Any such damage which is identified will be taken up for repairs, for which the tenant will have to bear the expense.

My present tenant will vacate soon. I don’t want to miss out on rental income because of delay in getting new tenants. I also want my present tenants to clear their dues. What can I do?

If your existing tenant is about to vacate your property, you need not worry. Blue Squirrel Concierge will help you find another tenant. Blue Squirrel Concierge will also ensure that the concerned tenant clears all pending dues before vacating, such as maintenance bill, electricity bill, water bill and any other utility bills. Blue Squirrel Concierge will also keep a record of the last readings of the utilities to facilitate smooth handover to next tenant. Blue Squirrel Concierge can also take up the responsibility of re-painting/ whitewashing of the home if necessary.

I have no problems with my current tenants, who also pay the rent on time. Why should I continue with Blue Squirrel Concierge ’ services?

Finding a tenant does not end the needs of an investment property. Regular maintenance is required, bill payments, routine inspections are to be done to ensure the property is in good condition. In case the tenant leaves, finding a new tenant with minimum vacancy rates is ensured. We also make sure that the objective is to keep the vacancy rate at 4% i.e, two weeks in a year.

My tenants have constant complaints about required repairs and maintenance. How do I handle this?

Our Blue Squirrel Concierge team will personally visit your property to conduct an assessment and check for the requisite repair works and maintenance measures that the tenants complain about. If the problem is genuine, Blue Squirrel Concierge will immediately give a full and detailed report about the issue to the owner along with a recommendation for required action. Blue Squirrel Concierge will also save you the trouble of finding carpenters/ plumbers/ workers etc by arranging for the best repair team ourselves. We will also share a fair quotation for the works to be undertaken with maximum savings. If you are satisfied with the quote, we shall undertake the repairs under the supervision of our team.

My tenant wants to claim compensation for losses incurred due to high/low voltage issues. What do I do?

Voltage issues are not under the control of either the owner or the tenant. No such claim of compensation by tenants for voltage issues/unpredictable problems will be supported or encouraged by Blue Squirrel Concierge.

Who can be termed responsible in case of damage to my property?

In case of inherent damage or already existing complications, such as poor quality construction, improper sewage facility, etc., you, as the owner, will exercise complete responsibility. However, in case of any other damage caused due to habitation of the property such as improper use of taps/geysers/electric plug points, blocking of sewage, scratching/writing on walls, etc., the tenants will be held responsible. The repairs and maintenance of damages caused by the tenants will be addressed at the cost of the tenants.

I am unable to find any tenants for my property or else they quote very low rental values. What should I do?

Often, the inherent qualities of the property may be responsible for its low rental values or the reason for it to be turned down by prospective tenants. The reasons for this could be several including

  • Location has poor access to roads/ direct bus routes/ public transport
  • Low quality surroundings with open sewage/drains, slums
  • Lack of basic grocery/ medical shop outlets nearby
  • Poor maintenance of flat/ house, wherein the owner is not ready to invest more money for its repair and maintenance.
  • Placing several restrictions or filters such as “Only Vegetarians”/ “No Bachelors”, etc.
  • Demanding a rental value higher than market value
  • Interior decoration/repairs/ renovation taking longer time than expected, such as 2-3 months
  • Older constructions, with outdated design/architecture patterns that do not suit modern lifestyle; (For eg:- a house constructed 20 years ago will be an old construction with 13-inch walls, old wall/room designs which don’t suit tastes of today’s generation)

Will my property be used for commercial purposes?

Residential property like houses and flats will not be rented out for commercial purposes. Suitable families will be chosen as tenants for residential properties.
